I am looking to start a property management business in the Philadelphia area. However, the most important element will be finding a list of non-owner occupied properties in Philadelphia and the surrounding five counties. Does anyone know of any software or services that do this automatically?

Thanks for everyone's thoughts. I am not trying to get around any rules or laws, I am simply trying to create a discussion to help others. I am familiar with alternative capital sources and typically work with friends (private investors) if I need no doc financing.

The main goal in the question was to understand the market. It was my understanding that loans used to exist with no or limited documentation requirements that did not distinguish between if you had W-2 or 1099 income. The logic is that income is income. If you make $100k / year 1099 and do it consistently it should be treated the same as if you have a $100k / year salary. However, it appears from the discussion above that traditional banks do not see it that way.

Some neighborhoods are much worse. Fishtown some areas are 2x where they were five years ago.

I am not really sure what has worked or not. If you look at my profile you can see my recent posts. I just did around 15 new forums today to test it out. Look tomorrow and you can see which ones get replies or not.

There has to be a more creative answer than this. What about with non-traditional lenders like private equity, online lenders, or credit unions?
