I think that for the most part tenant payments will continue on time in most parts of the country because of the government injections of money. The problem will be when those stimulus checks stop while eviction bans keep getting extended. Everyone I've spoken to has received there rents on time but are less optimistic about the coming months.

Listen to podcast 356 about Joe Asamoah (https://www.biggerpockets.com/...)who has built a great portfolio of section 8 rental properties. Many of the things people complain about with S8 tenants can/does happen with any other tenant.  Proper screening can root out many problems and having systems in place for the tedious inspections.

@Lynnette E. Yes assuming I have a PM for my properties but I also plan to employ younger members of my family to groom them to continue the business.

My first goal is to be able to retire by 40 which is 8 years from now. Then I'd like to build my portfolio to 85k a month working just 10-15 hours a week because I don't believe you can manage a real estate business that size with no work. My ultimate goal is to build generational wealth that my family can continue to grow long after I pass.
