Craigslist is the cheapest for sure.  But if you do not have a truck.  I go to Sears Outlet for my appliances. Not sure if they have any in your area, but  much cheaper than the bigger hardware stores, and have a good selection of Scratch & Dent items.  I hope this helps.

I am sure the Loan Officer wants to make the deal happen as much as you.  Ultimately, it is up to the under-writers to make the decision to give the loan to the buyer in the end.  The Loan Officer's skin is already in the game, he does not get paid unless the house is sold and I am sure that he has invested much of un-paid time to try to get these loans done for you.  I do get that same sense that most of these guys are "Yes" men though.  I hope this one goes through for you. Post: Who pays the broker

Hi,

Real Estate Brokers get paid off the commission that is paid by the seller in the closing transaction a.k.a. Seller Agent Commission. This is typically 3% in TX and is split between the broker and the agent per their agreements of employment.

Mortgage Broker gets paid off the fees/points that are charged to the buyer to originate the loan.  These are typically all paid upfront, and usually at the closing table.

Hi,

I am a pet owner, and have 3 rentals in which 2 are rented to pet owners. I charge them an up-front non-refundable fee per animal, and do not allow any certain breeds/ Big Dogs. A bunch of Home Owner Associations here in Houston, TX have restrictions on Breeds as well. All of rentals have tile throughout so that helps. The last thing you need is for one of your tenant's PitBulls to get out and maul some kid. It's really not about the renter, it's about protecting your investment. I hope this helped.

Hi,

Back in the day my landlord use to send me her free Starbucks gift cards that she use to get from her drinking Starbucks all the time.  I thought that was cool.  It doesn't have to be a big thing. Just realize that good, happy, long-term tenants is the goal.

Hi,

You need to inform the agent, that this is your intentions before you see the house/ contract the House.  It will need to be in writing on your contract, and it is/can be a "Big Deal" to amend it later depending on the seller.  Good luck, I hoped this helped.

Best way is to go to meet-ups.  Check out Meetup.com to see the local real estate investor meetups.  I am headed to one in a little bit on the west side of Houston.  There will be plenty of people just starting out that love talking real estate.  It's the best way to find like-minded people.
