I need a good explanation of a Wrap mortgage using owner financing. Can anyone use owner finance? Does credit or actual funds have any bearing on a person/owner that wants to use owner financing.

update...Paula was unaware of Sub2 as well, even had some doubts about its legality. Said she would have to run by their underwriter.

Bill, have you ever had to "teach" an attorney or title company how to close on a sub2?

@Justin Turner can you update on how this went for you? I'm down in in Longview and looking to accomplish my first Sub2 deal.

@Kris Haskins where in the purchase agreement do you place the number of days for your due diligence, i.e. inspection, finding buyers/tenants, etc?

How do I make an offer using Sub2? Buy/Sale agreement? I need specific steps and line item information. Where are options placed? Id like to have 60 day option for due diligence and finding end buyer.
