So I looked at the rules for the VLB. Turns out, as long as the note is paid in full or length of time is greater than 3 years I can then resell. Saw a piece of property in Dallas County for sell. Anyone interested?

I have an opportunity as a vet to purchase raw land from the Texas VLB before the tracts are offered to the general public. I was wondering if there was anyone else doing this? What do you do with the land? Is it feasible to wholesale? Any waiting periods you know of?

The VLB will let me purchase the tract for 5% down, financing available at 6.75%. My thought, if its possible, would be to borrow the money from private investor, buy the land, then sign the deed over to the investor for a fee. Are there any issues here?

@Mike Webb mentioned

"There were plenty of little issues along the way but determination persevered. We learned a TON by doing and it provided us with a better foundation to build on in the future."

Can you share those details and how you overcame them?

In my area I know some guys that pay a local teenager or family member to do the research. Teach them how to research what your looking for, pay them say $10 bucks for each property. If it's 10 property's you're looking at, they spend a few hours getting the info and your out $100. Might be worth it to have a leg up.
