@Paul Gay They are a mentoring group that finds and evaluates both SFR's and Apartment complexes for their members. They walk you through the purchase, rehab, lease up, and operation of either SFR's or Apartment complexes. Their main focus is providing financial freedom without investing much of your time. When they helped us purchase our 8 houses, I was working 50+ hrs per week and by using their system, it was very easy to manage the purchase, rehab, lease up, and operation of those properties. We definitely wouldn't have 8 houses without their help.

@Paul Gay I would highly recommend attending a Lifestyles Unlimited case study in Houston. They seem like align with your investing goals. We have purchased 8 SFR's with them, 4 in DFW, 4 in the Houston metro, and we also partnered into 1 apartment complex deal in DFW.

@Dustin Maxey I would attend the Lifestyles Unlimited meetings in either San Antonio or Austin. They have offices in San Antonio, Austin, DFW and Houston. They helped us purchase 4 rentals in DFW and 4 in Houston, they make it very easy to be very hands off and still get great returns. 

@Justin Schiller Try checking out Lifestyles unlimited their main office is in Houston. They helped us buy 8 properties, 4 of which in the Houston metro, 4 in DFW. They help you buy, rehab, and rent out your properties with minimal time needed.

@Salvador Aldrett We have been members for about 5 years and they have helped us buy 8 SFR's.

You can always run a craigslist ad, at the highest you think you could get and see what kind of phone calls you get.

@Rosie Geller are you interested in buy and hold on SFR's? If you had bought this deal with hard money and refinanced it into conventional, you'd have a rental property with less than $10,000 out of pocket.
