I have been looking at Colorado Springs as well as Grand Junction. I haven't been looking at Denver just because several folks have advised me that Denver is a white hot market right now.

Sure no problem. Yes, I enjoy Seth's articles. I have used his letters and purchase agreements in my mailings. I have also used neighbor letters in the past without a lot of response. The people I know who are very successful at this are typically either turning a lot (I mean a LOT) of low price properties very quickly with seller financing and low monthly payments or doing a select number of very large and more expensive parcels. Like, say 40 acres or larger. This is what I am now doing as well. Just trying to get a select few larger, more valuable properties under contract. Turning and burning the $99 a month parcels isn't for me, as I have discovered through trial and error.

Hi Everyone:

I am currently wholesaling residential infill lots in the Phoenix area and I am trying to expand my network of builder-buyers. I am wondering if anyone has any suggestions on the best way to approach them? 

The buyers I have currently are friends-of-friends types. As the number of opportunities I come across grows, I would like to connect with more buyers. I have attended a few local REIA type events and done a Google search and sent introductory emails and letters with varying results.

If anyone has any suggestions on how to better connect with custom home builders that may buy one-off build ready infill lots, I appreciate it.

I have been listening to Michael Blank's podcast. A lot of good info on raising capital for multi-family deals. 

I found this thread because I am also trying to decide which accounting software to use. 

I have been flipping for the last year and am about to purchase my first rental house. 

I have looked at Freshbooks, Xero, Quicken, and Quickbooks. I get that Quicken is supposed to be for personal and Qucikbooks for business, but when it comes to real estate specifically, Quicken has a tailored product whereas Quickbooks does not appear to. 

When I went on Quciken, I found their Rental Property Management Software

When I went on Intuit's Qucikbooks site, I saw solutions for accountants, bookkeepers, small business owners, and the self employed, but nothing that said it was rental property specifically. In fact, when I search the site I only found links to running a Real Estate Agency, but not a property rental business. 

So, I am right now also thinking that The Quicken Rental Property Management Software is the best choice for managing accounting for rental properties. Am I also off here?

So, yes, you are correct. Acquiring vacant rural land cheaply is very achievable. Selling it (and getting paid) is very much the challenge especially if you don't have the ability to tap into a wholesale list, as many newbies don't.
