Another strategy I see a lot of investors use is the old 'arbitrage play': borrow at one rate and get a fixed income from another. (borrow in 3's, 4's, or 5's, and clip a 10% every month)

It's not a 20-30% returns by any means but is often the much safer route when you've got a loan to pay off.

26 units is too small and too risky for a few million. That kind of capital can and should be spread across multiple locations and thousands of doors if you're looking into value-add apartment investing.

Also, if you don't have a team of experts already established, the market conditions will be very unforgiving for incomers so there's nothing wrong with teaming up with proven operators.

Numbers don't lie, so they need to make sense. Having said that, rents will continue to rise with less higher interest rates and less buyers.

@Matthew Catanzariti RETURN on EQUITY.

Thus is the metric that many use to decide when to walk. Over time your return on equity diminishes as your assets appreciate and its time to sell/reinvest and make sure your capital is working as hard as it should be for you and yielding the highest risk-adjusted return possible.
