Although I do "business-friendly" states, I think the eviction moratorium cannot be accurately compared with housing soldiers.

The only thing worse than a vacant unit is a full unit with a resident that never plans to pay. I feel for you.

Inventory is low in most parts of the country. It's forcing us to be more creative rather than sacrifice risk or returns.

Hi @Timothy Davis. I was aiming for the 2020 Olympics (Pole Vault) and decided to hone in on my real estate career more fully. I'm sure you'll carry that same passion forward in life with anything you do.

Perhaps you can work for a top operator and work to 'learn' (not earn) in the meantime.

We're based out of Indianapolis and manage ~6000 units throughout the Midwest. Nowadays, we're only managing our own deals.

I'm sure you'll find the coastal capital is constantly seeking for higher-yield which is contributing to lower inventory in the Midwest. But it's been getting tough to find good deals for a very long time.

@Ken Chen what do you want to get out of this investment property? Passive income and no headaches?

I'd consider investing in syndications with experienced operators. That can offer you the best diversification and yield in the long-run if you want to be truly passive.

Agree with Greg. I'd take that cash out, sell at least 5 of your investment properties, and diversify that across hundreds, if not thousands of multifamily doors as a passive investor.

It will make for more time do do what you want, more depreciation losses and a better risk-adjusted return overall.

Make sure and inspect their rent rolls and records that backup what they put in their T12.

Overall, you've done a good job. I think you've received some helpful comments on this thread as well as some not so helpful ones. It's definitely a challenge to keep everyone happy while updating features according to new website code. 

I think 'jump to last post' and browsing forums by topic the way it used to be were my only two disappointments.
