If I’m looking to buy a single family rental property, is 20% down required by most lenders? How do you qualify for a 5%-10% down payment? Could this be negotiated with a lender and would they be open to accepting a lower down payment? Thanks for the insight! :)

I’m in college in Bothell, Washington looking for an affordable house I could get an FHA loan on in the next few months. Does anyone have any ideas? To buy a place, the cheapest thing is still 200k-300k which is still a lot for a college student. Renting is an option but the Seattle area market is still so high that it’s hard to just be throwing money at the wall, I’d rather be putting it towards a mortgage or something I could own. A little advice would be MUCH appreciated. Thank you for your response! Devyn

I’m in college in Bothell, Washington looking for a multi/single family I could get an FHA loan on in the next year. Does anyone know how to make your monthly payments as low as possible? Everything is pretty expensive over here in Seattle so pushing the monthly expenses as low as possible is necessary. Or would you recommend not buying my first investment house in one of the hottest markets in the world? Or could I make it work? Thank you for your response! Devyn

Steve Vaughan Thanks for the reply! I’m from Eastern Washington as well. :) So you’d recommend asking about seller financing? Although if there’s an agent involved they might not like that. I could afford 10% down, it’s just a matter of weather that’s a realistic option. Everything I read says I’d have to have 20% down.

Hello, I’m looking to purchase my first duplex. I can’t live in it at this point so an FHA wouldn’t work. Are there any other options for getting a low down payment? Or some way to finance it? I’m in college so don’t have enough for 20% down at the moment but do have a decent amount saved. The duplex I’m looking at is listed $165,000 and the numbers work out beautifully. Thank you for your help!
