Does anyone have STR's near the Walt Disney area in Florida? If so, what is the cashflow difference between a home with a pool and without a pool? Will I be as competitive if I don't get a pool. And are there any substitutes to a pool?

Hello BP Family,

So I am currently looking into investing in Tennessee ( Gatlinburg, Pigeon Forge) Area. I see everyone only talks about cabins in these areas. If I were to buy a standard home will the income be less because its not a cabin or will I have to offer stays for a cheaper price? If anyone could help me understand this at all that would be great.

@Tasha Williams ultimately yes, however because of my location multi family properties are hard to find. Especially with the market right now. But sharing rooms will be a choice, if they choose to bring a friend to lower the cost then they can as long as the roommate can still pass the screening and tenant requirements.

Hello BP family,

I am new to real estate and I am eager to get started on my new journey. I'm currently serving in the military and I am trying to continuously learn new ways to maximize my income. I currently have a property under contract and I am trying to find ways to maximize my cash flow. The house is a 4 bed 2 bath and I will be house hacking my living in one of the rooms. For the other 3 rooms, my idea was to rent by the room. To further push the amount of possible cash flow I wanted to give the option of sharing rooms to lessen the cost of one room but increase my cash flow. For example, If I rent out a room that is not shared the rent will be $650 but if it is a shared room the rent would decrease to $475. The idea is to get people they know to share a room to get a cheaper cost. Has anyone does this yet? Please let me know if this just isn't a good idea. Any tips or advice? Thanks in advance!
