I’m looking to buy a rental property in the near future and was wondering how I could determine what to rent my place for?

Thank you so much and if you wouldn't mind me asking how would you go about incorporating the utilities into the rent?

I’m currently 19 years old and I plan on buying a duplex within the next couple months. I was wondering what expenses would I be looking at and how to include them as a percentage in my monthly rent (eg: property management 10% of rental income)

Any other tips would also be helpful considering I’m fairly new to real estate!
