@Julian Rivera hello! Congrats on taking the first steps to buying a property! I also live I'm here in the inland empire, Menifee to be exact, and I'm fairly new as well. To answer your previous question, no you don't have to purchase your first property using a FHA though the low money down is a benefit you also have PMI that you can't get rid of without refinancing I believe. I purchased my property using a conventional with 10% down and will hopefully get rid of my PMI with forced equity!

Brandon turner has a good book on creative investing that gives options to investing with little money down. I’m currently looking in the IE as well as out of state!

Hello everyone, I would love to hear some advice, tips, and tricks and hopefully network with people familiar with the fortworth area of texas! I currently live in Southern California but a real estate agent I know just moved there and I think that gives me a great chance to have boots on the ground in the area! Only thing is they are new to the area and I’ve never been there sadly 😔. But I’m interested in investing in texas!

Any help is appreciated thank you in advance!

@Mauricio Valverde I’m not sure if you have time to skim but Brandon turner wrote a great book on creative financing and buying real estate with little to no money. Also, I may be wrong, I believe after 5 units a property becomes commercial so I believe it becomes a bit different when going the traditional loan route. Hope this helps!

Hello everyone, a close friend of mine who is a real estate agent just recently moved to texas and got me thinking if that makes it a little easier to invest there with boots in the ground. Although she just recently moved she’s checking out the area for me and sending me deals.

My question is, does anyone have any advice for out of state investors and how is the fortworth area as far as investing. Any any other general advice for a newbie?

@Ken Minard Hello though I may not be experienced as some of the rest of the investors I plan to invest in my hometown of Stockton CA. There are areas I grew up in that I avoid till this day. I think with the cities on the list most of these crimes happen in specific areas that locals know to avoid. Don’t know if it helps much but it’s my take on it lol

@Kevin Hoodwin thank you for the response! I'm leaning more towards the route of slowly updating my personal house! I'm very torn between the ability to get forced equity and use that to buy rentals via a refi or HELOC versus using my personal funds. Although it's not the worst problem to have!
