I was contacted by a company that offers assistance to help build my business line of credit that I would allow me to pull money off credit cards at closing in order to use as a down payment when purchasing a property.    Has anyone used this type of financing to assist in building their Real Estate investing business? or have an opinion on the use of such companies?

Is there already a drafted offer to purchase (contract) out there that someone could share or provide guidance on where I could get a contract that I could use to lock down an agreement between myself and a seller with the intent to fix and flip a property.   

Another question; when it comes to off market investment properties are Real Estate offer to purchase contracts sufficient to get the property under contract?

Any guidance would be appreciated.

I wanted to ask the forum if their are any recommendations for a contractor that is able to provide repair estimates in Columbia, SC. Also, if I am unable to find one prior to my scheduled walk through of the property, what is the best method to determine the cost of repairs? i.e. take Pics and show them to a contractor?... any recommendations and/or guidance would be greatly appreciated. @Dave Hurt I would appreciate any assistance on the direction to go with direct mail.  Using post cards vs letters, and are there any samples of letters/post cards that may generate leads?
