I don't see anything in this neighborhood selling over $165/ft.

The property across the street was completely remodeled, 4/2, 1304 sq feet. Sold at 192,000.

Hey guys!

Would you like a project with a 20% margin that has a guaranteed buyer on the other end in Tampa?

I have 6 lots that need development for my lazy builders.

How lazy are they? They would rather pay over $50,000 per lot when they are ready to go than spend 43,000 per lot to develop them on their own. 

Land acquisition- $110,000

Site development- Quote came in at $148,000- *Contingent on site plan approvals from city.*

Site planning/getting more bids for the work can be done during due diligence.

The site is 301X100'. Splitable into 6 50x100 lots. Build ready lots in this area are worth from 50-58,000 each and there are at least 6 builders who would want them, At least two of which would give you an LoI or possibly contract before you get started.

The project will consist of clearing the lots, mucking out some of it, and refilling the lots with soil to FEMA requirements. Then building the road with a cul de sac and setting up utilities.

Hey BP!

I'll be taking a listing on a property this week that is literally the best piece of land for a roughly 200 unit SFH community around. It's bordered on 3 sides by SF communities that are selling out quickly. Roughly 4 units per month. About 75 acres are buildable- some parts need more fill dirt. The rest is wetland (including a man made fish stocked lake!)

As far as rezoning- that is part of the value add of my company, we are assisting seller with applying for the modification.

I'd like to advertise funding options and need a lender or investment group that will tell me roughly what the terms would look like. Thoughts? Contacts?

 THis is my recomendation as well. It probably has something to do with the canopy and roots being in the way
