Is it true that you are required to have a real estate license in order to assign contracts ? And if so , what states are currently passing this law? Is going to spread like a disease? Lol

Hear me out… What if I created a platform called “Rate My Contractor” where you can give the contractor you use as an investor a rating fir fellow investors, we can turn into a discord as well specifically for that purpose. Who’s down to do this with me, somebody show this to the CEO of Bigger Pockets, I have ideas like this come to my mind everyday, I was born for this, I’m down to conduct freelance services, I run an event business as well.

If you secure a contract on a good deal, then you find a buyer, but they are going to use a loan to pay your Contract fee plus whatever value the house is on the contract, would that work? Or you can only deal with cash buyers if you only have a hold of the contract ?

Can a person get an inspection license that allows them to do an inspection of the whole thing? Plumbing? Electric, everything. I want someone to have a license before I hire them if so , creates less risk.

Does the owner of a property allow you to hold the deal while you go get the loan from the bank? Like how does that specific process work exactly? Bank loan first or confirm deal first?
