I'm trying to find the most elite investors in Indianapolis for these 2 projects I have under-contract. One is a pop-top and one is a tear down. If anybody has any investor agents in the area that you can connect me with. I'm really just looking for more insights from someone active in the area.

I Have a property under contract for 50k that is ready to rent out at 800/ month that I planned on wholesaling, but I could get more money if I whole-tail it.

The house is currently worth 70k as-is, doing some curb appeal and the bathroom would make it sell for atleast 85k compared to the comps...

This is my first deal and I really don't have any money or my foot in the water..

I'm looking for advice on Hard money loans and if there's any that would do 100% LTV with no money down for 60k and a return in 90 days.

Is that even a thing?

I know there's sharks ready for me not to pay it back and I'm confident this property will sell within 90 days.

I would love to connect with a seasoned developer that could give me some insights about my project idea.

I lived in an apartment this year and my monthly rent was $885 + $125 administrative fees.

There is a perfect leveled landlot available right behind the apartments.

I figured if I could develop a 240 unit complex at 30k each thats $7.2M Project costs.

I could get minimum 90% occupancy all throughout the year with better rent prices!

If you average $850 x 216 units (90% occupancy)

= 2.2M Annual gross rent income + 324k for administrative fees.

I feel like that would pay itself off in less than 10 years and start being a cash cow..

Please any developers give me insights!

@Kelsey Gabhart look into jerry Nortons members flipping mastery program. I've known about wholesaling for 3 weeks and followed his program. I've already got a deal for 10k locked up and expected to close Dec. 21st!

@Micah Haworth I know its pricey but I comp using propstream and redfin. I'm new to wholesaling as well and I just recently got my first deal under contract this morning using those 2 platforms and currently scrambling for cash buyers. I'm hoping to close this first deal. I just got started in wholesaling and have secured a couple contracts with homeowners but I'm having trouble locating cash buyers in my area. The deal is real and good, but I'm not gaining any momentum. Any suggestions?
