Consult an attorney ASAP!

A great time to buy is not usually a great time to sell, so it depends on your strategy (wholesale, rehab, income property). Another critical factor, in addition to cash flow, is to get deals that are priced right, regardless of market conditions. The market will not save you in the short-term when you've paid too much for a (short-term) investment property.
