@Curt Davis I’ve been debating on getting my real estate license as a newbie also. For myself, I considered it simply to have a different perspective in the market and access to the mls. But honestly haven’t decided if it’s worth it just for those couple reasons.

@Ray Loveless I’m no longer interested in being a wholesaler actually. I’m just getting home from a deployment with the Army and have been a bit busy and now have to take time to heal from a couple injuries. On the plus side, I have time to focus on real estate again. I’m more focused on the buy and hold niche. Considering house hacking as a start when my fiancé and I are ready. I’m located closer to the Memphis, Tn area now. I appreciate you checking up on my journey so far. 

Great job! I am hoping I can get my first deal down on these success stories here pretty soon! Congrats again and keep up the good work!

Congrats @Justin Kroepfl! May I ask what it was listed at and how you found the cash buyer?

Thanks @Perry Ivy. I appreciate the acknowledgment. And also I will definitely keep you in mind when I come across a deal. Maybe we can discuss some goals over coffee or lunch one day. I'd be more than happy to meet someone with alike interests. I haven't come across many people with the same interests in this area but I know that doesn't mean they aren't out there!

I really appreciate the input from every one that has posted in this! Douglas, Mark, Rod, and Aaron, you guys are greatly appreciated. I'm trying to soak up any and every bit of information I can. I'm also looking for great books to read for begginning wholesalers and NOW landlords. I'm reading Rich Dad Poor Dad and will read the BP Beginners Guide after this one but knowledge is key in this business so I'd love to know more suggestions!

Rod, I've seen that on blogs, forum posts, and successful investors in different REIA groups I've looked at have said that and started out wholesaling themselves. I've read that wholesaling involves less risk for beginners.

Aaron, I appreciate the words of encouragement! I hope to be posting success stories before the end of the year! Within the next 5 years I want to have a successful business up and running!

Tenants in my area would be college students too so that makes sense. I hope to make this my full time career eventually so I think rentals is the right path for that but everyone has said start out wholesaling.

I really appreciate your input Rod. I will definitely look into a training then. I have been looking for a wholesaler in Jonesboro so I could ask them a few questions and see how they do things but haven't had any luck so far. I'm hoping to find a couple on here. But I appreciate your advice. What else would you recommend if I didn't start out wholesaling. Renting out homes? I do live in a college town.
