hi y'all. do you have any advice for how a realtor could connect with developers and bring them land deals?

i moved to detroit fairly recently and got super into the zoning code (bc there's so much vacant land and commercial here! it's awesome).

so, i read the zoning code, outlined it, studied it. i thought it would help me talk with developers (by knowing what's allowed by right vs what needs site plan approval, parking reqs, set backs, lot size and density). but honestly, i still don't have any developer clients or connections.

where do developers find their realtor partners? or realtors, where do y'all find your developer clients?

what do developers look for in their realtors?

what's helpful to y'all developers, what do you look for in your realtor partners, and how do your realtors add value to you?

and where can i potentially meet developers? are there developer "watering holes" where i could meet ppl to work with?

thank you for sharing any insight! any advice you have for me is so appreciated!

@Chanel Snerling yassss islandview! we're on the same page. such an exciting neighborhood. that's cool that you're from 48224. i'm there rn in eev but we're also planning to move to islandview for our next place. we all got eyes on islandview it seems! i just looked at @Drew Sygit 's website to see if it give a 48224 classification. i don't see it but i feel like it's c generally. there's an off market duplex on grayton in eev that should be move in ready by 6/1. it'll hit the 1% rule (grosses $2,900/mo). just throwing it out there if you feel like going back to your old stomping grounds :)

Post: ideas for how to connect with developers?

hi! does anyone know how i could connect with more developers?

i moved to detroit last year, read the zoning code, outlined it, studied it. i am just really into it. i would love to connect with developers to help find them land or buildings for loft conversions (or whatever their ideas are). yesterday, i just analyzed all the new build sales last year for price per sqft sold and leased. and i know the 10ish neighborhoods where developers are building new housing stock in my market.

but how do i get in front of developers? where is the developer watering-hole?

i feel like i'm in analysis paralysis mode and just learning, learning, learning. rather than doing and connecting.

any ideas or insight is appreciated! thank you!
