Looking for recommendations for a good RE attorney in Minneapolis area to advise, and help with selling a property C4D when there is still a FHA mortgage on the property. Yes, the loan is assumable, but buyer doesn't have the large sum of cash needed to assume. Doesn't qualify for conventional.

In talking with administration, their needs have only increased. The needs from even a year ago have gone up over 30% at my facility. Nurses are burnt out and leaving, causing a bigger problem than pre-pandemic. It could very well be area dependent, but it sounds like this is an issue nation wide.

This is great insight!  My fiancé is a nurse and she was saying the same thing.  I also think with baby boomers getting older, the healthcare field will be in high demand for years to come.


 Yep, I think you are correct. Interesting to see where healthcare goes in the years ahead.

I agree with much of what was said in the responses above, I believe leveraging ROTH is a great idea to limit your tax exposure in the future, additionally I have become aware that you can self direct an HSA in the same manner as a Roth, this could be a great way to allow you the benefits of the Roth but allow you to pull out before retirement age due to health issues if needed with no penalties. I believe this would also allow you to take distribution at retirement age, but I am not 100 percent sure of this, please fact check this as this is something I myself haven't had time to research, but became aware of in the last few days.

They seem good, I have checkbook control so I have very little need to interface with them.  You will need a bank and that can be an issue because most of them charge large fees. I would suck them the advice you got above. If you are thinking rentals versus say syndications or notes, checkbook control is by far the best way to do that in my opinion.

as far as education on the topic goes, it's hard to beat mark Kohler and Matt Sorensen on YouTube. They have a ton of content and they are Partners in kkos lawyers and accounting.

I used Discount Solo401k to set up my Solo401k ROTH.

Look hard at making these ROTHs. You'll pay the taxes the year you do the conversion but then everything is tax free from there. It makes a huge difference. 

I own houses in both and I sometimes make short-term loans to local investors out of my account.

I don't know about Minneapolis, but you don't need to confine yourself to that area. Look up @Dmitriy Fomichenko, @Brian Eastman, and others on this site who specialize in self directed retirement accounts. In fact, search around. The two I mentioned above have answered hundreds if not thousands of questions here about self directed retirement accounts over the years, including my own. They are very informative, affordable, and generally eager to help get you on your way. 

My solo 401(k) allowed me to lock up a great deal on 3 properties last month, using non-recourse financing.
