Hi Dennis. I agree with @Jett Rao.  You should educate yourself on your options.  I like Notes and I'm happy to point you in the right direction if you want to learn about this strategy.

Welcome to Bigger Pockets. I discovered BP a while ago but didn't really get involved until recently. I'm sorry I waited so long to "plug in". BP is an awesome resource.

I am a cash flow investor. I live in San Diego CA.  I have been a landlord since 1982 and I have also flipped a fair numbers of homes over the years.

A couple of years ago I discovered the "paper" side of the real estate investment world. I purchased my first Mortgage Note. I have been actively acquiring Notes for passive cash flow since that time.

I like the the passive nature, the safety and the cash flow that I receive from Performing Mortgage Notes.

I agree with Luka Milicevic, Joshua Andrews and Roma San.

 I would absolutely order a title search. 

I typically ask the Seller for a copy of the title policy acquired at the initial purchase, then I complete my DD & request title "date down" before closing on the Note purchase.

This save me money & provides me with an up to date picture of the title. Plus I have the protection of title insurance.

Hi Ryan,

Like you, I started my investing as a landlord, then added flipping and about 2.5 years ago I added Notes.

I was nervous about the process too. I now buy Notes on a regular basis.

Here is the process that I use.

- I do some preliminary research on the Note (pay history, collateral evaluation)

- Then I prepare a Purchase & Sale Agreement with contingencies for DD (title, BPO, document review)

- Finally, if acceptable, I retain a title company or attorney to close the deal. (collect collateral file from Seller & then I wire funds)

Obviously, there are many "fine points" that must be addressed but those are the basic steps that I take.

I have never used them but I have heard of a Title company that may be able to help you. It's called Tax Title Services. Google it.

My understanding is that they can provide traditional  title insurance right away.

I am about to close on a Note purchase in OH.  I read a post by another Note buyer that he ran into a problem recording his Deed in Lieu because he had not registered his out of state entity with the State of OH.

Has anyone else had this experience in OH (or any other state)?
