Did you guys do a move in check? Where you both look at the apartment together to see the conditions of it (take pics, ask questions etc..) I don't get how should have soo many demands after one week

Everything you said is totally correct. I have a friend that was going through the same type of problems and he decided to rent out bedrooms and not the whole house. Its great cash flow but you have to be built for it. My friend had that type of mindset and don't play when it comes to collecting rent from the guy right next door. SO that's one idea that you might want like to look into. Good luck

As someone stated before this is uber vs taxi drivers.. I dont wholesale nor am I an agent but in my eyes get your money and keep it moving, no need to bash one another. I understand agents dont like wholesaler but really what is posting on BP going to do about it. Its money out there for everyone...

Well here my two cents, a lot of banks want you to have the property for 6-12months minium to do any kind of refi. A lot of banks say 12 months but if you search you can find some that will do 6 months. You might want to be proactive about that part and start looking now while you are rehabbing the house. Im pretty sure once you do the rehab and look at the comps in your area that should give you a basic ARV of your home.

go with the multi, alot of potential in the future. If I knew any better my first property would have been multi .

I remember looking for my primary residence and wondering why I never got an offer accepted even going 10-15k over the asking price. Then I got on this website and read about this rule and it all made sense, seller/investor didn't want to wait the 90 days for closing on my FHA loan and went with another person who didn't have FHA. Make sense to me now.
