Looking for tips on finding a good real estate agent without it impacting my seed capital in a meaningful way. Is there a major difference in fees and impact on negotiating or are agents pretty commoditized?

So currently working a pretty seasonal job that is mostly off in the winter time. Thinking about a mountain rental but not located near mountains. Any experience with mountain houses and what the different markets look like? How much seed capital do you need to start out. Have things gotten worse with that from global warming?

I know this one might get a bit controversial, but I think it's important to have this discussion. I started out investing a bit over a year ago and it was just recently I started experiencing some discrimination once I moved outside the city in Atlanta. It's something I've come to live with in the south in general but I'm really curious to see if anyone has experienced any discrimination when it comes to securing seed capital from lenders, if any of y'all have seen negotiations hurt just by racism or if it's more of a one-off occurrence. Ran an experiment having my wife do the negotiating (she's white) and I swear she's either either memorized the Art of the Deal or I'm being hurt by unconscious bias. 

@Caleb Heimsoth @Michael Cohen thanks for the advice! I finally had a chance to look into some of these options (things have been crazy at the hospital!). I do like the owner occupied FHA loan idea, my lease is actually ending soon and I've been looking at a couple places to invest and this would definitely help with what I have for seed capital. @Zack

@Zack Bloom not sure I understand this one yet but I'll look into it! 

Hey guys just joined the community! I don't have a heavy finance background (nurse/bio background) so I've been pretty confused when it comes to using mortgages for real estate investment. Is 20% always required or is there ways to do investment with less money down?

I'd highly recommend Atlanta or Dallas. A lot of corporate headquarters are there because the cost of living is cheap so a lot of people are moving to the Atlanta and Dallas area. I've lived in Dallas and now living in Atlanta and I really think these are hot markets to buy real estate and much more reasonable than NYC/SF

I've tried dealing with DHM before and I agree with Marty, definitely a lot of upfront fees and they weren't that nice to me when I was dealing with them. Ended up finding other funding sources so can't recommend any others but best of luck!
