I would have it typed for that would look formal and makes work easier and faster to edit. You should put your personal address.

I agree with you. It is important to check first if all these claims are true. Tenant might be over reacting or anything. Documentation must be done properly and tenant must be made to pay or reimburse you with the expenses or shoulder part of it whichever is proper.

Why shoulder the loss when you can profit from it? Have it rented in the meantime until the value goes up.

I read your question and I wondered the same thing myself,
from what I understand a "Business Builder" probably
shouldn't worry about this too much, but I could be wrong
so here's what I think: Perhaps owners should ask for huge deposits to provide them security in case of default in the payment of rent.
