I went through the orientation process with him and my experience was similar to Karma's. To Peter's credit though, the person I spoke to did disclose it would be about $20k up front. I love his teaching style and I may have bitten if it weren't for the 20K plus 50% of the profits. That just seemed a little too steep.

Hey Ryan,

I live in MoVal and my wife and I started investing in Baltimore last year. We plan to continue investing there because it is a great market as far as inexpensive homes and great cash flow are concerned. We are looking to provide training for those who are looking to invest there. We are also interested getting involved in wholesaling out in the Inland Empire so I am still doing my homework. How about you?

I'm interested in networking with people about MHs in So Cal. We bought our first rental property in Baltimore after going through a training program there because rental properties in CA were so expensive. Learning about upside of MHs in CA has certainly peaked my interest though because I like the idea of investing close to home (Mo Val).

Perhaps I am not asking my question as clearly as I should so let me try again. My question is pertaining to whether I can get a license to rent out part of a 6 unit complex or do all units need to be ready to rent and inspected at the same time in order to get a license. 


For example, I purchase a 6-unit apartment building where units 1-4 are rent ready and will pass rental inspection. However, Units 5 and 6 need some rehab before they will pass lead certificate or inspection. Can I get a license to rent out units 1-4 now and then apply for units 5 and 6 (when I rehab them at a later time) or do all 6 units have to pass inspection before I apply for a rental license?

Thanks for your reply. It's been very difficult finding any conclusive information because the rental license requirement just went into effect this past January.

Hello All, 

I am considering buying a 4-6 multi-unit property in Baltimore and I'm having difficulty finding the answer to this question. Let's say half the units need rehab but the other half are rent-ready. Must all units be rent-ready in order to obtain license or could I obtain individual licenses for the units that are rent-ready while I rehab the others? Any supporting documentation would be greatly appreciated.
