Is there something in your business you can buy office building ... leverage sba or user occupied at 50% and rent other part of the office or retal?

Anyone developing under 30 units new construction would be open to a partnership with an architect to give his fee for equity as the margins are low. That software cost takes a lot of up front capital off the table..

They can be such a resource if you have the right PM...

Depending on your market might be little high but you probably are doing SFR in low rent market..
