@Mayer M. This is the Wynnefield section of Philadelphia. Close to the Bala Cynwd suburbs. Francisville is by Temple University.

Hey BP, so I’m a somewhat modest experienced wholesaler and I just came across a deal located a block a way from St. Joes University (Private 4yr university in Philadelphia, PA) but the cap rate as a rental seems to only fall within the 5-6% range. Are there buyers out there that are interested in this low return? Although it could be used as student housing

Hi BP community, I'm trying to figure out how ready I am to start investing. I understand that utilizing the BRRRR method means taking on mortgages. How are lenders/ banks calculating your eligibility to refi and investment property? I ask because I am a recent college student that is about to begin making loan repayments.

Hey BP, Would anyone be generous enough to email or explain how a standard assignment contract should be formatted? I have a deal that I am trying to close and I’m not sure if the assignment contract I’m using is correct
