I think the fastest way is to go with your contractor that will perform the work and let him tell you what he'll charge to get the place ready.

I would think to determine how much are you trying to net on the flip? Then, what are the comps in that particular area? That should give you a good estimate of what you need to offer. Are you using the Flip calculator (by BP)?

Not necessary Chrystal. Most of the times it's because of a hardship and they are struggling to get back on their feet.
