Great to see another person from Tulsa! Scott does a luch meetup here in Tulsa maybe once a month. And I try to put on an evening meetup once every other month.

I just did a deal where the seller financed at 0% interest but on a 10 year amortization. Taking into account 20% of rents due to vacancy/repairs etc. it will negative cashflow. 

But I bought it with equity, in a great area, also if I contract for deed, it would cashflow, but I want to keep this one. 

I'm also planning on doing another deal, Seller is carrying back 20% of the mortgage, at 0%. I will be out of pocket 0, but since 2 mortgages and all the units are underperforming it will be negative cashflow.

Like I said, I would err on the side of "No, don't buy a rental with negative cashflow." But wanted to give a holistic answer. There are certain circumstances where buying a rental with negative cashflow is okay in my book.

Absolutely! But it technically cashflows... there are a lot of factors to calculate, cashflow is only one of them.
