I love staging my flips, but there are some pros and cons. 

Sometimes, it puts the space of a house in a box so to speak. If buyers have a clear vision and already have established furnitures, sometimes it can hinder the sale. 

Sometime people are so busy it doesn't make sense to add another moving part to the business. 

But I encourage everyone to stage their house for a good price.

Probably best to get with a CPA, but I know that 2 year rule is a good one to be tax free!

That would be an amazing way to travel and see the country.

I personally hate moving and it took me a long time to get to know my city. 

Also, to take advantage of the tax free personal residence exemption, I think it is a 2 year period.

It all depends about the goals that you have for real estate investing. 

Brandon's goals are different and he is in a different stage of life. 

Depending on your area, 12% may be super hard to accomplish. Also, Brandon is doing work to his properties where your time may be best spent in your practice.

Depending on how well you learn yourself, online schools that are approved may be your best option.

When purchasing you must honor the lease, it may vary state to state. 

I would collect rent until lease is up and give the required notice or an increase or rent. Win-Win, you either get the increased rent or the ability to renovate.
