Post: First Owner Occupied Duplex

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $420,000
Cash invested: $20,000

Purchased our first duplex 9/2021 as an owner occupied, and look forward to moving into another multifamily in the next year or two.

I am closing on my first duplex soon, and am looking for some tax guidance and strategies to help on this journey in real estate.  I also am renting an RV on Outdoorsy, and looking to maximize my income by growing my rental properties.  Any help finding a reputable and very knowledgeable Real Estate CPA would be appreciated, any recommendations? or Tools like books, websites, apps, or software that has helped you manage everything?

I am under contract and about to close on a Duplex in a good area in Anchorage.  I am curious if there are any hard money lenders or small ways to structure a loan for updating the property.  One side has been updated and is 3br/1.5ba, I think I can potentially rent for $1900 according to market rents and Rentometer.  My question is would it be smarter to rent that side and update the mirrored side that needs to be updated, slowly fixing things like maybe just doing the flooring before moving in, and then chiseling away at other stuff like countertops, cabinets, and bathrooms as I save?

It could use new siding and some landscaping, as someone new to this space are these things that aren't necessary immediately?

Thanks, Derek

Good news, we put everything on hold for 3 months paid a credit repair place that was A+ on BBB and took care of some small debts.  We are now pre-approved for $367k for a quadplex.  Appreciate the help, advice, and encouragement.  Cheers to starting this investment journey ;)

Looking for advice on how to get started in multifamily, with not so good credit. I currently have almost a 600 credit score and was shot down on an FHA loan, minimum is a 620-640.

I am looking for any help with quick ways to build credit, or at alternative to doing an FHA loan?
