Welcome Damian, you're definitely in the right place. I've been on the site less than two months and already learned a ton and met some great people. @Eric Mitchell Looking for both with multi being the preference. Ultimately would like to get into the bigger complexes. Remeber Pocatello Heights near ISU coming available 10 or so years ago. Found it an interesting prospect, but didn't know anything about REI and how to go about it.

Originally from Pocatello myself and still own a house there. Currently considering S.E. Idaho for potential investments since it's an area I know, but haven't lived there for 17 years. Still visit family once or twice a year though.

Only been on BP a little over a month, but have learned a lot in that time. Hopefully will start putting some of that education to work here shortly.

Thanks @Kerry Baird, I hadn't even thought about how banks would be looking at your debt situation.  Seems obvious now that its been pointed out. I was focused more on personal tollerance toward debt and how to manage it.

Lots of good things to think about.  The help is definitely appreciated.

Thanks Steve for the thoughts. 50% LTV on the portfolio sounds like a manageable number. It seems there would be flexibility built in to surge a bit if needed.

Any recommendations regarding information pertaining to debt management? The more I read and listen to, the more I realize there are multiple approaches to debt management. The predominant minset I've carried most my life is debt=bad, get rid of it as soon as possible. However, from what I'm gathering, it doesn't sound like that would be the best approach when investing in real estate.

If you were to make the list today would it still look pretty much like it did 3 years ago? What, if any, changes would there be?
