Our prices are a little less in the winter.  We enjoy our space personally in the wintertime.  There are some downhill ski places by us.  We enjoy the Cross Country Skiing.  There is also amazing Hiking and fat-tire biking.  We have a nice place for couples to come and stay but also fairly affordable for just one.  We put in a Sauna last summer so that is also a draw for our property.

The numbers and investment is good the rest of the year so anything in the winter is just Ice-ing on the cake.

But to answer the question on marketing- nothing too crazy but if we can get a few bookings just through Vrbo/Airbnb plus through our families and property managers social media we will call it a win.

East Bay Twp.  2 people per bedroom and then 4 additional for the house.  So 3 bedroom can have 10 people.

I have a Short-Term Rental (STR) in Northern Michigan. This is my second winter- last winter I did less than 3 bookings. Was fine because we like it more in the winter. However, with a strong rental history and offering a sauna, I feel like this year we will do a lot more.

My Neighbors said they would snowblow for us-  They are great.  Was thinking about some of the electric snow mats for small front walk and out back in front of sauna.

Wondering if it is worth the money on these mats.  But also not sure if I can leave them on all the time.  I will also get benefit as I don't need to shovel when we use it.

Thought?  or recommendations of brands?

Sounds good on paper.  Especially with your son being able to find roommates or good tenants.  It goes without saying, but do your research of the area.  I work on campus- let me know if I can help- send me connection or message.

Start by looking up the definition of "agent."  Not sure with Ohio.  But on our Short Term Rental we needed a "local agent,"  the definition said it just needed to be someone within 30 miles of the property that would have a listed number in case of emergency.  So in my case yes, but their stipulation of agent maybe different.

@Dustin Griesing. I did-  It got a little overwhelming when I put it on marketplace with a ton of tire kickers.  like 70, then got 6 unqualified apps from that.  Once i put it on zillow, in a couple of days had about 5 qualified apps.  Feel like i found good people transfering up here for work.  Feeling real good about my decision on this front.

Gentlemen,

.  I am in for a zoom meeting.  I prefer after 4 but can make a lunchtime meeting work if that is the majority.  If there is a lot of people,   Introduction- what working on- what they need ("the one thing")- etc... 

.  That would probably be good for one call 8 people 5 minutes each= 40 minutes. lol math- then gives the others opportunity to reach out and go from there offline.  Then we can draw up good agendas and have potential others invited to assist with what they do (insurance, lending, agents, etc..)

@Dustin Griesing. Thanks for the cozy tip a few months back about sending them canned responses routing them to cozy.

Couple people already reached out to rent to own or buy.  ahh not at this time.
