Does anyone have ideas on how to find renters without going through a realtor? 

I have tried Craigslist a few times with no positive results, other than some guy in Nigeria that will send me $100,000 if I send him $15,000 first...who needs real estate, right?

Hi Joe,

That's exactly the plan. At the moment we are dipping into the water and teetering around the idea of bringing on a partner for the first MF unit. A question I have for you seeing that you work for a bank is how do I find short-sale and/or foreclosing MF properties?

Are you aware of any incentives being offered for those distressed properties in Newark? I have heard of low-rate loans, etc. in other cities in an effort to revitalize neighborhoods.

Hi,


I own a couple of single units and we were looking to add to that this year, but I'm exploring the idea of multi-family units. I'd like to identify strategies to seek out locations that are in financial distress, foreclosure, short-sale, etc. My longer-term plan is to add buildings to my portfolio potentially beyond NJ. For now my research tells me NJ is one of the best areas for FCs and since I'm local that works for me. We've done quite well in our single unit purchases, but I'm aware of my lack of experience in whole buildings. I'd like to connect with folks that have been down this path to pro-actively identify pitfalls, opportunities, etc. I am not interested in any solicitations for seminars, books, etc.
