I am looking into it as well, but the Proline at $10MM.  I haven't found any horror stories yet.

make sure you get waivers of lien upon payments or partial waivers of lien if you pay in draws.

you would be the one to file the NOC. It is required by you on behalf of the project (legal stuff). If you don't pay

The subcontractor (electrician, etc.) he will file a mechanics lien.
