thanks for the great responses. I am putting this deal on hold and am going to educate myself before I jump in on this.

Tyler Northrup and myself have created this meet up with the intent to meet like minded people. We are both within our first year of investing and both have a couple deal under our belt. So if you have been doing this for years or this is day one for you, come by have a beer and let's talk shop.

 Good man I actually closed two deals in the same month. I didnt want to kick tenants out right before the holidays, so come Feburary 1st I will be turning the units over and finding new tenants. One property is 4 units the other is two units. It's a lot to handle and try to plan for. I just need to do it and see what happens
