Recently I had another wholesaler contact me to do a JV on the deal I have. I'm new to wholesale so when the other person asked for the contract it kinda stop me from doing the deal I'm not sure if I should sent her my contract I have with the seller when doing a JV agreements I was told I should do a non exclusive agreement which will protect me if you have any tips my ears are open

@Elise Bickel thanks for the info I have a home under contract now where the home is very close to the next neighborhood which price is higher but with Zillow and me in putting the zip code I realized there was homes in that area with the same zip code in my 0.5 Miles range. How would you comp them there the same as my property as bed/bath my property has a extra room and about 2k sqft bigger

@Tyler Fontaine I kinda got that part together I been using PropStream and Zillow recently sold I compare them from bedroom bathroom sqft and even the year build I been searching 0.5miles for the comps and I find the new updated home that same bed/bath as mines and use that as a com if that's right for there I subtract estimate repair cost then x's that number by .7 to .83 depending on ARV I DONT KNOW If it's I'm not sure but I feel like I'm getting wrong numbers

I be running comps in the area I come up with different numbers because I’m not sure what formula to use I’ve try a range from .7 to .83 just don’t understand where to go from here

I’m currently in the Pittsburgh area I’m recently been try to land a wholesale deal I’ve cold call put sign up even email people I just can’t land that first deal is there any tips or guidance one can offer
