I am the financial sponsor for two deals that closely align with scenario 2.

The local guy is not getting 50 percent of the profits. But he also has no equity in the deal either. In my opinion, a 50/50 split is too rich of a payout to give someone with no skin in the game. 

I like the suggestion that someone made of a flat fee for the service. But that makes him more of a general contractor. 

I could see something closer to a 50/50 profit split of the guy doing the leg work contributed some financial capital. It doesn’t need to be a lot, because a lot is different to different people, but is should be enough to make sure he keeps his eye on the ball.

Buy a house where meth was cooked, pay the biggest environmental remediation bill of your career.  

And on top of that, there is still the stigma that it is a "properly remediated" property. 

Missouri has more meth houses per 100,000 residents than any other state.

I would like to find a map view of KC with drop pins on locations of busted meth houses.  Something that is maintained and updated regularly.  

I cannot find that, although it should be easy to locate.  A number of cities provide this.

Rehabs.com will allow you to enter an address and let you know the distance from the nearest discovered meth lab.  

The DEA website is unusable because they ask for a state and a date of the incident - that does not get me what I am looking for either.

Any recommendations?

Can an any person receive a referral fee for a hard money loan introduction where the lender and subject property is in Texas?  Or does the referrer need to have some sort of license to be eligible to receive a referral fee on a hard money loan?  

Also curious about how this works in a few other states: CO, AZ, MO, OK.
