Thanks Sue, yes I agree. Originally, I was pursuing the property for my own acquisition, but it isn't a fit. Then, I received a text from her stating if I brought her a buyer she would pay 3% . I don't have any investors in that area as of right now.

I found a property that the owner is a retired broker, and has decided to sell their property. She has offered me a 3% commission to bring a buyer. Is there a good way to secure this type of agreement with an off market deal when the seller won't sign a contract?

Hi Josh, I am not in the Military, but all of my uncles were. I am a realtor next to Camp Pendleton, lead gen is hard, but I would recommend getting as many refer partners as possible outside different bases... example, I give a referral fee of 30% on all closed transactions. I have a couple of good referral partners, I am happy to share with you.

Change the people around you... If everyone around you is unsupportive, you won't do anything. I heard a man say, "Do you know how to hypnotize a "Chicken" you take your figure and draw a huge rut in the ground. The chicken will stare at it and never move"... The point is- People can influence us to be afraid of what we want to do by pointing out all the negative.  The choice is yours to listen or not, and you must decided if there is some reason why you need those people to validate you.  Find new people, and don't share your dreams with "Dream Destroyers".   Jump in and learn, you have a huge group of people here to support you and give you advice. You can do it!
