I agree with JD , if it is stabilized but performing like crap in the hottest market in the universe right now in a hot area ..it isn’t going to get better when the recession hits . I’d sell and buy smarter next time

Cocaine addict sneaks into triplex steals rent money from all three tenants the day before rents due to me
tenant finds random mutt dogs feels very bad so he houses half a dozen of them in my 2 bed apartment . Can’t figure out why I’m upset
tenant stays in unit through eviction moritorium never pays -lost 10k in rent for a year then he smashes the drywall upon leaving when finally evicted
