If I "unfollow" this topic will it turn the notifications off?  Replies just recently started flowing in.  

Hope this thread helps a lot of people from even considering gurus.  In 1 week after posting this I've met 8 full time investors willing to mentor me.  I'm attending my first "meetup" tomorrow at 6:30pm.

@Jay Hinrichs @Travis Lloyd@Wayne Brooks, Is there any avenue that this may become lucrative?

Should I focus my energy on trying to get in contact and build a relationship with the regional manager?  This was suggested already by a mentor.  Focus on small local banks?

@Jay Hinrichs We have the money to buy in cash.  If we can sell paper that would be amazing but we understand we'll have to buy.  Flipping is our main focus but if a wholesale presents itself we may decide to do that.  Out of 80-100 properties we have to be able to get a great lead within a few months with that quantity, right?.  What has my attention is that he has keys for all of them so we can inspect them before auction.  We have time to assess and cherry pick.

I'm just getting started and I'm networking heavily.  Recently I noticed a current client of mine wearing a shirt with a house on it.  I asked about the company...

He owns the business and it's a property maintenance company.  He explained that he has contracts with banks and his company in responsible for "Securing" the property when the foreclosure process starts.

Besides the neighbors, he is the only one with eyes on these properties.  He secures 20-25 properties per week.  We both have profitable businesses and cannot justify large amounts of time away from our bread and butter.

We are sitting down later today to discuss how to go about exploiting these leads.  Does anyone have any suggestions/advice/guidance on how to utilize these leads effectively?

Just want to take a second and introduce myself :)

My name is Denny Kisner.  I'm a new father, soon to be husband and a seasoned business owner of 9 years.  I'm 28 years old.

Barbershop owner for 5 years. Salon owner for 4 years. I started my business with 1 haircut in my parents garage in 2006 [Bring a friend, get a FREE haircut! - :) :) ]. I lost everything in 2011 when an elderly man swerved through the side of our 1st location. I restructured and rebuilt and am now training a few key staff members into shareholding positions.

I was 19 when I opened my business and made every single mistake you can possibly make (I EMPHASIZE THIS! lol).

I've worked 70 hour weeks for almost a decade and have finally been able to maneuver the company into its current position.  Which was only supposed to take 6 years.

Real Estate has been a dream of mine since I read Rich Dad Poor Dad in 2005 - the reason I went to barber school and pursued owning a business.

Real Estate Goals:

3 months (Jan 1st, 2016): Complete detailed business plan. *Financing is already secured.

6 months (June 1st, 2016) - 1st deal.

2 years (October 2017) - Offer shareholding within current company.

3 years (October 2018) - 5-10 flips/1-3 rentals.

4-5 years - Pursue perfection of systems in place to steamroll investment company.

(Jan 1st: Will update after 3 months of research and current market education)

1.) Buyers Real Estate Agent for analytics on farm area. (Baltimore, Maryland / Glen Burnie, Maryland / Pasadena, Maryland)

2.) Wholesalers.

3.) Like minded people who are more stimulated by an investing conversation than an IV of expresso.
