 At 20k it will be hard to get hurt in the Bay Area, even if the land cannot be built on.

GOOD JOB CHRIS!!!

@Brandon Turner wrote an awesome post (a little long but juicy) on tenant screening a few years ago, I loved it.  I am not the correct person to ask because I always under price my rentals by @ 10% & tell the renters to never call me up, pay the rent on time & the rent will never increase (I seriously do that).

Most sheriff's sale in my area our judgments or something similar that are selling off a property to get paid.

120 days redemption period would only apply if the IRS is junior to the sheriff's sale.  If the IRS is senior it lives on and you will need to deal with it.

Interesting you can get the IRS to redeem on your behalf they will ask for a deposit to do it and then hold another auction.

just Google llc documents in california.  I would copy some off the web, they are almost all the same.  After that go to the secretary of state in sacramento and file it yourself.  Its brainless work that a 3rd grader can do (perhaps a 4th grader regardless its simple). Don't worry abo u t the team just find a great deal.

J Scott has the right idea.  We sort of do the same thing but we always give out our price ahead of time with the SOW.  It saves everyone time.  The trick is knowing how much time & materials really costs.

You will need to call the prison & set up a time to meet up with him (this is easier to do if have your an attorney with you).  Or write a letter to him to set up the time.  Also bring lots of quarters because he will want to get candy from the vending machine as you talk with him.
