anyone know of private lenders that will do a heloc? i have 30 years in my trade but started my own company 1 year ago and the traditional banks want to see 2 years of self employment. PLEASE HELP

so I am driving around looking at not-so-nice homes and looking up to see if mortgages are left on the property because I'm looking for seller financing possibilities. the problem is the software i am using does not give me the seller's phone number. Does anyone know any software that provides this information? I really appreciate any help you can provide.

 I want to flip a couple and then hold one in 2025 and in 2026 hold 2 and build from there. This is a very modest goal all on my own without any investors. with help i could scale much quicker. I need some flips for capital. I have taken courses on buying tax defaulted deeds at auction so my plans are to buy 40, 50 60 cents on the dollar.
