One is in Raytwon and the other in Kansas City. Both are around KC.

I own rental homes in Kansas and Missouri. $800 is what I pay in Kansas for property insurance a 3 or 4 bedroom with 2 or 2.5 baths home around 1500 square feet . These are nice solid A neighborhoods.

In Missouri, a 1,000 square foot 3 bedroom, one bath costs $1300 a year for property insurance. This is almost twice for a home value that is half. 

Any ideas how I can get affordable insurance in Missouri?

I have 6 properties in Kansas City and going to Memphis in early May to look at some properties there. Send me a PM and we can chat. I have lived in KC for over 10 years and know the area well.

I am not a tax adviser, so take my experience with a grain of salt. I have been renting houses since 1994 and prepare my own taxes. I record my rental income, expenses and depreciation on schedule C of the federal income tax forms. The income or loss carries to the 1040 AGI and is taxed at the personal rate.

Percy, just digging into the marketplace. I have not seen anything recently, but looks like a good place to find wholesale properties.

I have been casually investing in real estate since 1994, but in the last year have become serious about investing.
