What you are overlooking is that you going to need some skin in the game...its usually called MOOLA...

I use these people for background checks..  https://ctcredit.net/

You need to sign up and create an account.. there are a lot of rules for securing the credit report data and information.

Plus, they probably will have to do a site inspection...  and you are going to need a shredder and a locked cabinet.....

BUT DON'T EVER RENT WITHOUT A CREDIT AND BACKGROUND CHECK.....

I would go back and work on your insurance and see if there is coverage for water damage.

Had the same problem,,with a bad toilet...and the insurance company paid all the costs.....

Renters are renters for a reason... you can add them to your list...

If you think of this as a long term picture all real estate agents will be unemployed and the mom/pop fix and flipper will be history....

The big three in Phoenix are sucking up a lot of inventory...

I suggest that if you know an investor, ask them what the like too see..

I need to have the home under contract.. until then your just a dreamer and as a lender I don’t get excited till They see the deal.

The investor  will look at the property and see if you can make any money.

They will see if you have any skin in the game, your experience and credit picture..

Pictures really help.

With this information a investor should be able to tell you yes/no very quickly.

Don’t be afraid to ask. I get asked all the time and I’m not offended by the question.

Plus danger beware..never pay any money up front................these are scammers
