Post: Friendly Oregon lenders?

I am interested in a property that requires a cash purchase because of a structural issue with the house.  If I were to buy the property, my intention is to occupy it.  More specifically, what I'd like to do is immediately fix the structural problem and then do a cash-out refinance. This would quickly return most of my cash to me, which I need in order to complete a fairly extensive renovation prior to moving in.

The problem I'm running into with my current lender is the timing.  Even though I intend to occupy the property, they require that I already be in residence before they will close on the loan. That means that I have to either: have enough cash to make the purchase and do the entire renovation (I don't) or move into a house that isn't yet adequate and live in a major construction project for the next 6 months (I don't want to).

Is anyone aware of a lender that will do a cash-out loan without requiring occupancy prior to closing?

Is anyone aware of any hotels in the Portland area undergoing renovations? I have a need for 20-30 mirrors to outfit a dance studio in my property. Maybe a long shot, but I thought I'd ask.

I'm soliciting real estate brokering business from those of you who buy properties on the MLS in Oregon. I'll make my appeal based on the high level of sophistication of this audience.

You don't need someone to explain the process to you, give you emotional support, nor look busy for your benefit.  You mostly need someone to open lock boxes and not talk your ear off.  You need someone to submit offers for you and play bad cop in the negotiation process.  That's me.  :)

If you want help evaluating property condition, I'm quite good at that.  If you want expert opinions, I have good relationships with honest contractors, architects, etc.  If you want help evaluating investment potential, I'm a whiz with excel and building financial models.

I bet I can provide more value than whoever you are using now.  Contact me if you dare me to prove it.

I have a 1-ton pickup and a dual-axle flatbed trailer.  I can fetch rental equipment or building supplies for your project.  I can also do dump runs, etc.

WHAT I DO:

Dispose of all the personal property and leave the space in broom-clean condition.

WHAT I CHARGE:

It depends! I'll come see and give you a bid. Factors that drive the price up are items that are: messy, difficult to handle, hazardous, not recyclable, valueless, heavy. The main factor that can drive the price down is resale value. In fact, I'll do the entire job for no charge if the items have enough resale value.

WHAT I DO WITH THE STUFF:

Sort it. I don't like waste, so I'll recycle and resell as much as I can. The rest goes to the dump.

WHO I AM:

I own a small resale store in NE Portland called The ReCircling Store. I am a husband and father of four. I worked for many years as a financial analyst at large corporations, but couldn't really handle it because of my ADHD. I'm much happier disposing of junk and finding the treasures therein.

YOU SHOULD WORK WITH ME BECAUSE:

You support local small business.
You don't want to try to sell the valuable stuff yourself
You don't want to haul the garbage yourself.
You don't want to pull out the recyclables yourself to be handled separately.
You TOO hate waste. So paying someone a lot of money to come and indiscriminately throw everything away is no way to go.

I finally got the bridge financing I was looking for.  It is a very expensive loan, but it has removed the threat of foreclosure and given me a clear path the conventional refinancing.

Please join me at an open house from 5pm - 10pm on Thursday Feb 19.  We'll be showing off some new lighting and sound equipment, sharing some of the history of the building, and hosting live music later in the evening.
