Stefan, Scott - just got off the phone with someone who was telling me about their OneRate plan, sounded interesting for an out of state investor but more than a bit hesitant to consider this as a serious option after hearing about your experiences. Def following what happens with u guys closely! Doesn’t sound great but let’s see if things get better, please keep sharing updates πŸ™

Hey Jesse, how's the search going? were you able to find someone? 

I'm in the process of setting up an STR in Westminster, so curious if it's still pretty difficult to find a good cleaning partner in the area.

There is a dry lake bed at the very east end of Joshua Tree and on windy days (there are windy days throughout the year in the high desert), the massive dust clouds from the dry lake bed hugs the mountains just north of the 62 between Joshua Tree and 29 Palms and dumps into 29 Palms, east of Mantonya, south of 2 Mile Rd. Also note that 29 Palms has a 500 STR permit cap.


Gotcha, thanks for the clarification and for the heads up on the cap - a real estate agent told me yesterday that they've already hit the cap for inside 29 Palms city limits, but if the property isn't inside the actual 29 Palms city limits then it should still be fine.

Apparently some properties say 29 Palms as the city on Zillow but are actually outside the city limits and so fall under SB county regulations (no STR cap for the moment)

No kidding I cringe every time I read a post on BP with someone who has never done a OOS rehab and is looking for their core 4.. great in theory highly risky in practice.. HIGHLY.

Sorry for making you cringe! Sounds like a risk I don't want to be taking. I think it's probably a result of a number of BP youtube videos about this exact subject, making it sound totally doable with the right team etc. I'll forget about the OOS part of this until I've done a few regular ones first.

Thanks for the advice, I'll dig into some other strategies that are a better fit for my situation. Do you have any in mind to point me in the right direction? Not giving up on the BRRRR thing, but will probably just table it until I can do it right

Thanks Eduardo, yep after seeing the other responses it's pretty clear that I should be in person for this first one at the very least. Will probably think about either doing this later when I'm in the US permanently or setting aside a longer chunk of time to set this up. How many BRRRRs did it take you to get a good system set up? And have you been sticking to the same geographical area as well then to work with the same team?

SO glad to be here! Looking forward to meeting many of you and connecting, hopefully working together as well on some deals in the future. In my first month since learning about real estate investing so definitely still in my honeymoon phase, but I'm thinking that if I can keep the momentum until I've actually made my first purchase, I'll probably be hooked for life πŸ˜‰

I'll follow the structure to keep it simple.

1. 🌎 Based in Paris, France for now πŸ₯, originally from the Bay Area. Looking to invest in CO, TX, NC, and/or WA (TX most likely based on appreciation potential + still possible to get >1% rule). If you're doing stuff in any of these states, or if you have other recs for great spots for BRRRR, would love to connect.

2. πŸ’« My first goal is definitely to do my first BRRRR. Want to get that under the belt in the next few months ideally and get that first cash flowing property set up while I'm still living abroad. Longer term goal is to build up that portfolio to 10 cash-flowing properties in the next 5 years and then go from there. The dream is to earn enough CF to replace both me and my wife's W2s, freeing us up to have the flexibility to work on what we want to. Another goal is to network and connect with all of you, meet great people to learn from, bounce ideas off of, etc.

3. πŸ€ͺ Fun fact: I was ranked #1 in the US in tennis in the boy's 14 & unders way back in the day lol (I'm 29 now). Went on to play D1 - haven't played in awhile but if anyone's interested, I could be convinced to play some tennis mixed with REI talk on the changeovers!
