FHA loans are for first time homebuyers. It was created to help people buy homes and to stimulate the housing market. The property must be approved to meet FHA guidelines. The one investment you may be able to do is buying a multi unit, up to a 4-plex and live in one and rent out the rest. I just read this in my real estate course so I hope I'm not mistaken =)

Drive for dollars around your area or any area. Search for distressed or boarded up homes, then reseach those properties to see if it is vacant, absentee owner, or if they are behind on their mortgage or back taxes etc.. send them a letter =)

Welcome Edgar! I too, started listening to the Podcasts first which led me to become a member to the site. Love both!! I look forward to listening to each podcasts. I've already chatted and became friends with many BP members and soon will meet some in person at our local meeting next month. Got some great advice within days of becoming a member. I learned how to think like the Rich in High School when I knew school and working/slaving away for someone else just wasn't for me, all you do is make someone else rich! Learned that from Robert Kiyosaki ;) Haven't reached my goal of wealth yet but I am definately on the right track!!

I have the greatest contractor that can handle any job big or small. He lives in Vallejo but works all around the Bay. He is licensed, very reliable, always on time and is a perfectionist. Message me if you ever need a back up =)
