i had two sales fall through on my condo as banks were not appovng mortgages for condos with a high percentage of investor landlords vs live in tenants.  Know your percentage and know the additional hurdles involved in selling it when the time comes.

seems parents like tubs... but seniors need showers

for other notices like 3 day pay or quit,  i was told i just neeed poof i sent it to the last known address.  a returned letter is that proof. i wish i knew more to help you.

 Many states are getting new regulations about blinds with cords.   does your state have regulation stating you must supply window coverings?   I am thinking of just having them on the street facing side of the house as a courtesy

my philosophy is do not rent to friends or family, as often they do not feel they need to stick with the expectations of the lease

i liked lifeproof colors, etc....BUT no one at home depot could give me wear layer info.   i did scratch my keys to it and it did well, but i used another flooring prodct as I was able to tell if it was a 12, 20, 28 mm wear layer
